About costs

Purchase Scheme
After the sale of the condominium from the seller (Oshidori Inc.), the owner will sign a building lease agreement and management agreement with 634 Inc.
- Land:Co-ownership based on the ratio of site rights
- Building:Unit ownership of the indoor exclusive use portion, co-ownership of the shared portion based on the ratio of site rights. (Percentage of site rights = Ratio of the floor area of each unit owner's exclusive indoor area to the total floor area of all exclusive areas of the building)

Initial Cost
The sales price includes the price of land and building.
Contract stamp tax, registration fee, real estate acquisition tax, and fixed property tax will be separately charged. -
Annual running costs
The following costs will be incurred as fixed annual costs
- Management fee (please check the price page of each property for the amount)
- Reserve for repairs (please check the price page of each property for the amount)
- Fire and earthquake insurance
- Property tax and city planning tax
Accommodation, cleaning, and utilities fees for self-use up to 30 nights per year are included in the management fee, so there are no additional costs for your stay; for stays exceeding 30 nights, additional accommodation fees will be charged for each additional night.

Annual Income
You will receive an annual income equal to the purchase price determined for each room x the number of days not used by the owner. We will pay the amount after offsetting the management fee and reserve for repairs.

Yield
The surface yields shown in the simulation are calculated by the following methods
- ① Owner payment: The owner payment per day is set according to the time of year. Regardless of actual hotel occupancy, income can be earned without risk based on the number of days not used by the owner.
- ② Owner sales: Calculated based on 365 days of annual operating days (without owner use)
- ③ Surface yield: Calculated based on owner sales/sales price
- ④ Owner income: calculated by subtracting management fees and reserve for repairs from the purchase price
- ⑤ Actual yield: Owner income/sales price (property tax, insurance, etc. are not included).
Please note that the actual yield may vary depending on the owner's usage and other factors.

Expenses during stay
Accommodation, cleaning expenses, and utilities expenses related to self -use each year up to 30 nights are included in the management expenses, so there is no additional cost for staying. When using over 30 nights, you will be charged additional stay costs every night.
The cost of meals and optional services during your stay will be charged separately. -
Resale
The property is available for resale. The reseller must succeed to the contract with 634 Inc.

Please apply through the "Purchase" button on this website.
After completing the purchase application, you will be notified of the results of the review process within one week. The purchase process will be handled online.
It usually takes about one month from application to contract and first payment. -

TIMELESS COURT IZU is scheduled to complete renovations in July 2024. If you would like a tour of the site, our staff will be happy to show you around the renovation site and surrounding area.

Post-Contract Process
The purchase price is paid in three installments: at the time of contract signing, at the time of building raising, and at the time of completion of construction.
- At the time of contract signing: 35% of the sales price
- At the time of building completion: 35% of the sales price
- At completion of construction: 30% of the sales price
Please note that the payment percentage may change depending on the timing of the contract.

Cancellation after purchase
Cancellation for unavoidable reasons after the purchase application and before the handover will be accepted.
The deposit (20% of the real estate) will be charged as a cancellation fee.
About use

Book a stay
Owners can make reservations through the owner app, and guests can make reservations through the hotel's website or through third-party hotel search sites.

Hotel Rental
Dates that have not been booked for use by the owner at least 6 months in advance are automatically set as hotel rental dates and are available for guest reservations.

Owner cloak
We have a cloak in your room for the exclusive use of the owner.

Family and friends use
Family and friends are welcome to use the property with the owner's reservation. The conditions for use are the same as for the owner's own use.

Pets
We regret to inform you that we do not allow pets to accompany guests.

Optional services
We will be offering on-site chef service to your room (breakfast and/or dinner), BBQ setting service, transportation arrangements, in-room SPA, etc. Fees will be charged separately.
